Free Carriage Home Guide

The key numbers and decisions from our complete guide, condensed to one page. A downloadable PDF version is in progress; until it is ready, everything below is the same information in full.

Honesty first: we do not have a downloadable PDF or automated email delivery set up yet. Rather than offer a broken download, we have put the guide’s full content directly on this page. If you would still rather have a PDF sent to you once it exists, mention that in the contact form below and we will follow up when it is ready.

Who this is for

This page is for anyone who has not yet decided whether to build a carriage home, and wants the core facts in one place before going further: what it is, what it costs, how long it takes, what financing looks like now that the old provincial grant has closed, and what it might rent for. It does not replace an address-specific answer, but it should answer most of the general questions people have before they are ready to talk about their own property.

What a carriage home is

A detached, self-contained home on the same lot and title as your house, with its own kitchen, bathroom, entrance, and utilities. Kelowna caps floor area at 90 m² (about 970 sq ft), one per lot, not stratifiable. Full detail is in the complete carriage home guide.

The numbers that matter most

$350k–$550kturnkey cost, 2025 data
3–5 / 5–8 mopermitting / on-site
$2,118avg. 2-bed rent, CMHC 2025

A turnkey carriage home in the Central Okanagan runs $350,000 to $550,000, based on 2025 BC laneway-home cost data, with the fixed price covering design, permits, servicing, construction, appliances, landscaping repair, and 2-5-10 warranty enrolment. Design and permitting take 3 to 5 months; construction runs another 5 to 8 months. CMHC’s 2025 data puts average Kelowna two-bedroom rent at $2,118 a month, with vacancy at 6.4% in 2025, up from 3.8% the year before.

Financing: the grant is closed

The BC $40,000 Secondary Suite Incentive Program closed to new applications on March 30, 2025; a federal $80,000 loan announced in December 2024 was cancelled before launch. What replaced them: a CMHC-insured refinance up to 90% of home value, available since January 15, 2025, specifically for funding a secondary suite. Full detail, including who is still grandfathered under the old grant, is in the BC housing grant guide.

Secondary suite or carriage home?

If you have unused interior space and a smaller budget, a secondary suite conversion ($60,000–$150,000) is usually the faster route. If your lot supports a detached structure and you want full separation, a carriage home is the larger, longer-term asset. The full comparison walks through the decision in detail, and the neighborhood comparison table shows which tends to fit better by area.

Zoning, in short

Carriage houses in Kelowna are governed by Zoning Bylaw No. 12375: 90 m² maximum floor area, one per lot, roughly 14% added site coverage, and one dedicated parking stall at minimum 2.75m by 6.0m. Provincial SSMUH rules, in place since November 2023, have generally expanded what qualifies on a typical lot rather than restricting it. Zoning differs in West Kelowna, Peachland, Lake Country, Summerland, and Vernon, since each sets its own bylaw. The full zoning guide covers this in depth.
