Neighborhood Comparison

A plain reference table comparing lot character, typical fit, and municipality across the 12 areas we serve. Zoning specifics differ by municipality, so treat this as a starting point, not a final answer for your lot.

How to read this table

“Typical fit” reflects the most common outcome for lots in that area based on typical lot size and layout, not a rule for every property. Older or unusually shaped lots in an area generally suited to carriage homes can still be too tight for one, and larger lots in a suite-leaning area can still support a detached unit. The complete carriage home guide explains why lot size and access matter so much, and a free feasibility study confirms the answer for your specific address, not just your neighborhood.

Why municipality matters as much as neighborhood

The City of Kelowna, the City of West Kelowna, the District of Lake Country, the District of Peachland, the District of Summerland, and the City of Vernon each maintain their own zoning bylaw. Kelowna’s 90 m² carriage house cap and specific site coverage rules, covered in the Kelowna zoning laws guide, apply only within City of Kelowna limits. A similar-looking lot in another municipality can have a different floor area cap or parking requirement, even under the same provincial SSMUH framework. We confirm the applicable bylaw for your specific address as part of the free feasibility study, rather than relying on neighborhood averages.
